How do I determine the right amount of Condo Insurance coverage?
We recommend creating an inventory of all your personal belongings and calculating the cost to replace everything "brand new." This total will be your Personal Contents Coverage Limit. To ensure you're properly covered for Strata-related insurance assessments, send us a copy of your building’s latest Strata Insurance policy, and we’ll help you determine the right protection.
My Strata has a high water deductible—what should I do?
If your Strata has a higher deductible, don’t worry. Many of our condo insurance providers offer up to $100,000 in Strata Deductible Assessment protection, and we also offer additional coverage options to "top up" your protection beyond $100,000 if needed.
Does Condo Insurance cover floods or earthquakes?
Yes, Flood and Earthquake Coverage can be added to most condo insurance policies. This additional protection covers your personal property and helps shield you from potential Strata assessments in case of damage caused by floods or earthquakes.
What’s the difference between apartment, condo, and townhome insurance?
The terms mostly refer to the building’s design, but for insurance purposes, all stratified apartment, condo, and townhome units are considered "condominiums" (condos). So, the insurance coverage is generally the same across these types of properties.
The Strata has insurance—why do I need Condo Insurance?
While the Strata normally covers the building’s structure, you’re still responsible for insuring your personal property, unit improvements, additional living expenses, and personal liability. Condo insurance also protects you from Strata assessments, including deductibles, in case of damage to the building (e.g., water damage originating from your unit). Additionally, if the Strata’s insurance is unable to respond, your condo policy may be required to cover some damages.
